One issue that can arise in managing properties is dealing with noise complaints in all of their various forms. Today I will discuss some ideas and ways to deal with noise complaints. Trained security guards can do much in dealing with these issues and if you are in need Red Mark Security can help you out.
First of all, we must acknowledge that noise complaints can happen in different settings. Our focus will be residential buildings and office towers. There are slight variations for each. We will discuss ways to deal with each type of property; in a way that, in most cases can help to keep the peace.
Residential Buildings:
If you are managing a residential apartment building, you might already be planning to hire concierge security for the front desk. If not than planning for hiring a security company can be one of the first steps involved in resolving the noise complaints.
Firstly, having it stated in the lease agreement that tenants are to be respectful of their neighbors and not disturb anyone, is a big help to gain compliance.
Concierge security on site can expect to receive complaints and they should attempt to resolve the issue peacefully. High level customer service is always appreciated on these situations. It is important to be respectful towards all parties involved. It is not always possible though, especially when alcohol is involved but security guards should always strive to do their best.
It is very important that security officer on site is well aware of the bylaws regarding noise in the building and in the city. Building may have a bylaw that talks about the quiet hours which is mostly 10 PM but could be different too & people are required not to be loud after this time and City bylaws are different for different areas, days & times which can be found on city website.
Calling for police assistance is always a last resort but sometimes you may have to report if your company has allowed you to do that.
Office Towers:
Noise complaints in office towers is a different animal. This usually involves work being done in the building. For example: Renovations to spaces or work being done for new tenants moving in.
Following are some tips & steps to deal with the noise complaints:
As a security officer, you will receive a complaint from an office tenant & you are expected to investigate & resolve. If you know about the work that is happening around than you can talk to the contractor and request to see if they can discontinue the loud or noisy work until after hours. Most contractors will comply with these requests as usually they have been told to keep noise activities for the later hours, when the office tenants are gone in the evening.
On occasion they will be stubborn and not comply. In this case we would possibly need to shut them down for the day and possibly speak to a foreman or someone in charge to prevent future issues. This conversation might need to go through a security supervisor or a manager of the technicians working on site, if there are multiple complaints from the office tenants with no positive response from the technicians.
These types of issues may stress out building managers but either concierge security or trained security guards on site can help alleviate the problem. The goal is always to resolve these issues peacefully and having trained security guards who can achieve this goal will preserve peace and enhance the reputation of your building.
