Keeping the tenants safe and secure is a priority for Property Managers. Unfortunately, theft does occur but there are ways to help lessen the frequency of said theft that we will discuss today.
Another problem is vandalism. This can come in the form of graffiti, broken windows and damage to entrance doors. We will discuss areas where we can help keep these actions to the minimum.
Theft
Concierge Security guard – Guard services such as a concierge security guard are an asset in a residential apartment building. A security guard can conduct regular patrols. In this way they can notice any access issues that needs to be addressed. They can also know who lives in the building and be aware if there is someone whom they don’t recognize & is wandering around.

Encourage tenants to keep expensive possessions out of sight – This is especially true for tenants on the lower floors where apartments are visible from outside. Keeping drapes closed when out is also helpful.
Encourage tenants to know each other – If tenants see someone they don’t know, they can advise the concierge security guard and then guard can either confirm their identity or escort them out of the building.
Encourage tenants to lock their doors – As surprising as it may be, some tenants will leave their door open, especially when they are going out for a quick walk or when they are away & want to buzz-in a non-resident relative or friend (who doesn’t have their unit key).
Use an access control system – Using an access card or fob to gain entry is a good way to limit access and prevent apartment theft, because these digital keys can not be copied by the residents of the building and can be easily cancelled when any tenant moves out. Having a separate access for different floors also prevents just anyone from being on floors where they don’t reside.
Keep common areas and walkways well lit – This helps discourage thieves as it becomes very easy to find & identify people in well lit areas.
Vandalism
Landscape design is one way to help make it difficult – Bushes in front of sensitive areas can discourage vandalism. If it is hard to reach or the person will risk pain or injury they probably won’t bother.
Keep perimeter areas well lit – This always discourages theft and vandalism. One of the main parts of vandalism and theft is not being discovered.
Fencing around commonly vandalized areas (making access hard – Again, if it is hard to access it won’t be worth the bother for those trying to vandalize your property. Anything you can do to encourage them to try elsewhere is helpful.
